Murcia Region rental prices pass €800 a month for the first time
Tenants face average monthly rents of €801 as 45 people compete for each advertised property and the number of homes available continues to fall

Renting a home in the Region of Murcia has become more expensive than ever, with average monthly prices passing €800 for the first time, according to new figures covering the third quarter of 2026. The average rent reached €801 a month between July and September, up from €789 in the previous quarter, according to the latest Rental Barometer from the Alquiler Seguro Foundation's Rental Observatory.
That means tenants are now paying an average of €144 more a year than they would have at the previous quarterly rate, assuming the monthly rent stays the same. Annual rental costs have climbed to €9,612, a figure that will make uncomfortable reading for anyone already struggling to find an affordable home.
Finding somewhere to rent remains fiercely competitive, too. Each property advertised in the Region attracts an average of 45 prospective tenants within just ten days, three times the 15 applicants per property that the observatory considers a healthy level of demand.
There has been a slight easing in competition since the spring, when an average of 48 people were chasing each available home. However, the latest figures remain well above the levels seen towards the end of 2025 and at the beginning of this year, when properties typically attracted between 34 and 39 interested applicants.
The figures suggest that, while the scramble for rental properties has eased a little, it hasn't done much to bring prices down. Demand for rental accommodation increased by 53.13% during the first half of 2026, according to the report, putting further pressure on a market where the number of available homes has failed to keep pace.
The supply of residential rental properties stood at 18,347 in the third quarter, compared with 18,443 in 2025. That's a reduction of 96 homes, or 0.52%, over the period covered by the comparison.
Although the fall in available properties is relatively small in percentage terms, it comes as more people compete for somewhere to live. For tenants, that combination can mean spending more time searching, facing greater competition when a suitable property appears and having less room to negotiate on price.
With average rents now at a record high and dozens of people chasing each listing, finding a rental home in the Region of Murcia is becoming more complicated every day.
